Reading a floor plan is like reading a map, once you know the legend, the house starts to make sense. Here’s the “cheat sheet” for 2026 new construction:
1. The “AC Area” vs. “Total Area”
In Miami, square footage is often listed as two numbers.
- AC Area: This is your actual “living space”—the air-conditioned square footage inside the glass.
- Total Area: This includes your balcony or terrace.
Pro Tip: Always calculate your price-per-square-foot using the AC Area to get the true value.
2. Symbols & Scribbles: What They Mean
- The Arc (Curved Line): This shows which way a door swings. Check: Does the bathroom door block the toilet when it opens?
- Two Thin Parallel Rectangles: This is a Sliding Glass Door. In 2026 builds, these are usually “floor-to-ceiling.”
- The “X” in a Square: Usually indicates a Shower (as opposed to a bathtub).
- W/D: Washer and Dryer (almost always stacked in Miami condos).
- WIC: Walk-in Closet (the gold standard for storage).
3. Walls: Solid vs. Dashed
- Solid Bold Lines: These are the exterior or load-bearing walls. You cannot move these.
